As a general contractor, RPI wil be responsible for the day-to-day oversight of the construction site and management of vendors and trades. In addition, RPI will act to keep communication between the homeowners and the involved trades open and clear through out the course of project.
Before starting a job, RPI must first visit and then assess the site according to the plans provided to RPI. During a site visit, the estimator may bring in the key trades to identify possible challenges to the project. If the homeowner has no plans available, they should consider the design build process. From this, RPI will generate a price, also called a job cost analysis. Here, RPI will identify material specifications and their costs, consider and additional equipment necessary to perform the work, and calculate the cost of labor to provide the owner with a price for the project.
RPI will further provide the homeowner with contract documents. In these contract documents, the contract agreement includes budget, the general and special conditions, and the plans and specifications of the project that are provided by the homeowner based upon their selections and plans generated by an architect.
Once this agreement is executed, RPI will be responsible for providing all of the material, labor, equipment, and services necessary for the construction of your new home or renovation.
